I put together this blog because I realize that many people in Arizona are facing the decision regarding home foreclosure and I wanted to give you an option that could save your credit and relieve some stress from a bad situation.
We all know that property values have dropped like a rock over the past few years, the economy is in the toilet, and people are unable to either justify paying a mortgage on a upside house, (also known as a Strategic Default) or are no longer able to make the mortgage payments due to circumstances beyond their control.
Arizona is one of the hardest hit housing markets and it is not getting better as of the writing of this post.

If you have never heard of a short sale you are not alone. When my wife and I decided that our house was so far upside down that it was no longer a good investment, we dreaded the thought of destroying our credit with a foreclosure. We decided that a Strategic Default might be the best thing moving forward.
I began researching our options and had no idea what a short sale was or how it worked. Most of the people I knew, just handed over the keys to the bank and left their homes. I knew that a foreclosure would ruin any chance of buying another house, car, credit cards, for at least 5 years.
I wanted to avoid foreclosure but also realized that we could not stay in our home under the present conditions.
I heard from a friend about doing a Short Sale. At first I was completely ignorant about what it was or how it could help us.
Here is where it got really crazy! I started calling real estate agents and got so many different stories about how short sales work in Arizona that I was dazed and confused. Some agents even told me there was no difference on my credit report between a foreclosure or a short sale. I also found many real estate agents were very inexperienced in how to do short sales. In fact, clueless might be a better word.
